Aim
To minimise social inequalities and foster a socially inclusive community by ensuring appropriate housing provision within the development.
Assessment Criteria
The following is required to demonstrate compliance:
One credit
- The housing types and tenures for the development are determined based on the needs in the local area (See SE 02 – Demographic needs and priorities) and any information held by the local authority regarding the type and tenure of housing required in the area.
- The developer and local authority agree on specific levels of housing provision for different types and tenures.
- The developer commits to achieving (or requiring a subsequent developer to achieve) minimum best practice space standards in all housing in the development.
- The different tenures are distributed across the development and different tenure types are integrated with each other in terms of design to reduce the impact of housing type/tenure on social division.
Two credits
- Criteria 1 to 4 are achieved.
- Suitable financial models and conditions or commitments have been established to:
- ensure that local residents and any residents that were displaced by the development are given priority consideration for affordable residences or subsidised housing provided on the new site (identified as part of SE 02 – Demographic needs and priorities).
- ensure the affordable residences or subsidised housing (identified as part of SE 02 – Demographic needs and priorities) will be available to meet the future demographic trends in the area.
