REQUIRED: Living Community Master Plan
With this compliance review pathway, a combined Living Community Vision Plan and Living Community Master Plan are reviewed concurrently.
We understand that it can take years and sometimes decades to develop master plans, then years more for those plans to evolve into completed projects ready for occupancy. With this in mind, our staff will review master plans as the first stage of Living Community Certification. We’re here to help guide developers and planners during a project’s critical conceptual phases, public review or planning efforts, acknowledging and certifying world-class planning efforts at this critical early juncture.
Living Community Master Plan Compliance requires a plan review with supporting documentation and no on-site audit or third-party auditor. Compliance is valid for up to three years, after which the community’s or project’s plans must be resubmitted if construction has not yet begun.
Reference the Living Community Challenge Handbook, Section 4 – Process, for Living Community Master Plan contents, including, but not limited to: Vision Plan, Petal / Imperative Implementation Plans, etc.
OPTIONAL: Living Community Vision Plan
With this compliance review option, the Living Community Vision Plan may be reviewed individually from the Living Community Master Plan.
Acknowledging the complexity of existing communities and the time frame of new development, this optional phase supports the coalescence of a community around a common vision. Prior to start of construction, a Living Community Master Plan must be prepared.
Reference the Living Community Challenge Handbook, Section 4 – Process, for Living Community Vision Plan contents.
Project teams will apply for Emerging Living Community status to outline the final path to becoming a fully Certified Living Community. This process will vary greatly, depending on the size, type, and details of the community in question.
The approved Living Community Master Plan will provide a general outline and timeline for the process of becoming a Certified Living Community during this period, and the community must follow the outline and timeline to maintain its status of Emerging Living Community.
Once a planned Living Community has completed construction and has a minimum of twelve months of continuous operation, it may apply for Zero Energy, Petal or Living Community Certification.
After twelve months of proven performance with 85% of the development occupied as intended, we will organize a third-party audit to ensure your community meets all of the necessary requirements.
