DOCUMENTATION + OPERATION
Throughout Design and Construction, a project team should begin compiling and organizing documentation.
- A project team continues the documentation process through the project’s construction phase and its operational phase—twelve consecutive months of operation, during which project performance data is recorded.
- Once the operational phase is complete, a project team may submit data for audit. Certification fees are submitted prior to audit and are based on project type and size. Project teams pursuing certification of all Imperatives required for a given Typology, or ‘Living’ status, may opt to undergo a separate preliminary audit to receive a conditional assessment of Imperatives whose requirements are less likely to be impacted by the operational phase.
A project team can elect to receive additional support at any point in the design process.

Once all documentation has been submitted, an independent auditor performs a content review of the documentation followed by a project site visit. Following the site visit, the auditor compiles a final report.
ILFI staff then review the auditor report, notify the team of the audit results and certify the project accordingly.
THE AUDIT PROCESS
Auditors perform an independent, third-party audit of projects that have submitted documentation for certification under Living Certification, Petal Certification, Core Certification, Zero Energy Certification, or Zero Carbon Certification. Projects have the option to pursue either a single audit or a two-part audit; two-part audits are comprised of a preliminary (or “Ready”) audit and a final audit.
PRELIMINARY / READY AUDIT
Prior to the release of the Living Building Challenge 4.0 Standard, projects had the option to undergo a preliminary audit in order to assess compliance with a handful of Imperatives, allowing the option to remediate any shortfalls prior to the final audit. No designation was awarded to recognize the achievement of “anticipated” Imperatives. However, LBC 4.0 projects now have the option to undergo a similar “Ready” audit to earn recognition as an LBC Ready (or Petal Ready, depending on targeted level of certification) project. LBC Ready designation requires the successful review, by an auditor, of a subset of requirements for each Imperative required by the project’s Typology. Projects eligible for “Ready” audits may also choose to defer the review of Imperatives entirely to the final audit. In such cases, projects may not be designated as LBC Ready, but may still proceed with a two-part audit. Core, Zero Carbon, and Zero Energy projects are now also eligible for two-part audits and may achieve Core Ready, Zero Carbon Ready, or Zero Energy Ready designation – respectively – upon successful audit of documentation, prior to the performance period. No site visit occurs during the Ready audit; site visits will occur, when required, during the final audit. The Ready audit may take place any time after construction is complete.
If teams have completed work on the project after the initial audit that involved the use of new materials, an additional Materials Tracking Sheet should be submitted outlining the materials used listing compliance with affected Imperatives within the Materials Petal.
FINAL AUDIT
For most projects, the same auditor will perform both reviews, although this cannot be guaranteed. The final review will result in a ruling by the auditor for certification.
What Happens During the Final Audit?
- Auditor reviews all documentation submitted by the project team and requests clarifications from the project team.
- Auditor performs an onsite review of the project, completes an auditor report, and makes a certification recommendation.
- ILFI issues the project’s Audit Report.

The pricing for Appeals is $500 per Imperative.
When Clarification Requests are issued, the project team is expected to respond to them during the current audit. If the team wishes to defer responses to the auditor’s Clarification Requests to a separate audit, they must notify ILFI at lbc.certification@living-future.org. The team may then initiate a separate audit after the current audit is complete to respond to the deferred Clarification Requests. The fee for this additional audit is $500 per incomplete Imperative (only Imperatives for which the auditor has issued Clarification Requests that have not been responded to). The auditor will then assess the project team’s responses and update the ruling on incomplete Imperatives.
